* At Higher Rock Inspections, we use a clear method for pricing our inspections that does not charge extra for unfinished space. We define finished space as fully completed and suitable for year-round occupancy (e.g., contains features like finished floors, walls, ceilings, and heating or cooling systems). Unfinished areas (e.g., open basements and unfinished additions) are included in our inspection free of charge!
** Older homes might have outdated electrical systems, aging plumbing, or even issues with insulation that can affect energy efficiency. See Thermal Imagery Scan. These factors can influence the complexity of an inspection, sometimes requiring additional time and tools to assess thoroughly. Newer homes generally mean updated building standards and materials, which can lead to a more straightforward inspection process. However, our experience has been that new homes often have deficiencies unique to new construction.

As a rule, costs for inspections are determined by three factors: square footage of the home, age of the home, and distance traveled for the inspection.
